RCR Inspection Services

Onboarding Inspections

Our comprehensive onboarding inspection is designed to provide a thorough assessment of your rental property. This initial inspection includes:

  • Full 59-Point Inspection: We meticulously examine all aspects of the property, ensuring nothing is overlooked.

  • Detailed Photo Documentation: Every appliance and mechanical system is documented with model numbers, ages, and filter sizes (where applicable).

  • Room-by-Room Photography: We capture all walls, the floor, and the ceiling of each room, providing a complete visual record.

  • Organized and Accessible: All photos are organized into labeled folders, accessible to you 24/7 for your convenience.

Our goal is to give you peace of mind with a clear, detailed, and easily accessible record of your property's condition.

Move-Out / Move-In

At RCR, we perform a detailed inspection similar to our onboarding process to ensure your property remains in excellent condition. This includes:

  • Comprehensive Inspection: We conduct the same thorough 59-point inspection as the onboarding process, updating appliance and mechanical system model numbers and ages as necessary.

  • Updated Photo Documentation: Fresh photos are taken to provide an up-to-date visual record of the property’s condition, covering all four walls, floors, and ceilings of each room.

  • Maintenance Verification: Our inspection ensures that the property has been well-maintained, giving you peace of mind and a clear understanding of its current state.

With our move-out / pre-move-in inspection, you can be confident in the upkeep and readiness of your rental property for the next tenant.

Renewal Inspections

RCR's renewal inspection is conducted with the utmost sensitivity, respecting that this is your tenant's home. We understand that not all tenants are comfortable with extensive photography, so we tailor our approach accordingly. Key aspects of our renewal inspection include:

  • Thorough 59-Point Inspection: We complete the same detailed inspection as our other services, ensuring comprehensive coverage of the property’s condition.

  • Selective Photo Documentation: We aim to capture at least one photo of every room while respecting the tenant’s privacy and comfort.

  • Tenant Interaction: When possible, we conduct a brief interview with the tenant to confirm that all items in the home are functioning as intended and verify they know the location of the main water shut off valve in case of an emergency. 

  • Visual Inspection: If photography is restricted, we perform a thorough visual inspection and include detailed comments in the report on any areas that may require attention.

  • Property Conduct Review and Maintenance Verification: We also look for signs of conduct that could negatively impact the property, such as evidence of unauthorized pets or misuse of the property.

Our goal with the renewal inspection is to ensure the property remains in excellent condition while maintaining a respectful and considerate approach towards your tenants.

Since 2001, I have been deeply involved in the real estate industry, selling hundreds of investment properties. Throughout my career, I have encountered a recurring frustration among property owners: tenants often do not treat properties well, and there is a lack of comprehensive documentation to accurately assess the condition of the property at move-in. When property owners do manage to obtain good documentation, it typically requires a significant investment of time and effort.

Recognizing this widespread issue, I founded Rental Condition Reports (RCR) to offer a solution. Our mission is to provide property managers and landlords with meticulous, thorough, and accessible property condition assessments. By offering detailed inspections and organized, easily accessible reports, we aim to save our clients valuable time and money, while ensuring their properties are well-maintained and protected.
